1. Road Access
Not all land in the Parry Sound District is easily accessible. Some lots are only reachable by seasonal or private roads, and others may require snowmobile or boat access. Confirm whether year-round access is available and who maintains the road.
2. Zoning & Building Restrictions
Each township has unique zoning bylaws. For example, Seguin and McDougall might differ in what they allow in terms of structures, lot coverage, or use (like trailers or hunt camps). Always check with the local planning department.
3. Hydro and Services
Some properties have hydro nearby; others are truly off-grid. If hydro isn’t available, consider the cost of running lines (or installing solar). Also consider your options for septic, well water, and internet.
4. Waterfront? Wetlands?
Specific regulations may apply if the lot includes a shoreline or wetland area. You might need permits from environmental agencies before developing, especially around water or marshland.
5. Surveys and Boundaries
